Title: Pro Poker Player/Gambler Mortgage Advice

Unfortunately I am going through a divorce and intend to buy my current marital
home off my wife.
There is plenty of equity in the property but my existing mortgage company wont accept
my form of income and it looks like self cert mortgages are dead in the water!
Any help in where to go and who to speak to about getting myself a mortgage would be much appreciated, thanks.

My wife and I are full time betting traders.  We originally got (and still have) a Self Cert but yes of course the rules will have changed for them.

Maybe worth a try though - BIRMINGHAM AND MIDSHIRES (Part of Halifax), good luck

hi there,

i think some banks still do self cert but with conditions u have money transactions going in2 ur personal bank account.

derbyshire home loan do them but very high interest rates!!!

Most highstreet lenders will want lots of proof of income. Not sure what the sub prime people want tho

Btw if you want to get an independent financial advisor on your side buy lots of protection, life cover/critical illness cover etc. It's what he gets paid most commission on. He will only get the sale if the mortgage is approved. Let him do the lying!

Nick Whitten of DTD has a good friend who specializes in this area an is highly recommended but i would imagine you will need to inject at least 25% cash into it to get it approved,i recently nearly bought a house an was approved by mortage lender but had to put down 40% cash down to get it approved as i told them what my main source of income was. Seriously mate you are better off waiting, renting and saving. I have more than a 10% deposit and have been self employed for 4 years and I am doing just that after many meetings with mortgage advisors. Some people might offer you some form of mortgage but it will be one of the most depressing and financially crippling things you will ever see.

Oh and its nothing to do with loyalty to customers, purely a reflection of the current market.

How long you have been with your bank has nothing to do with it. Your opinion that you can afford payments has nothing to do with it.

As self employed the bank see you as a top risk customer. They dont have to lend you money, you dont have a right to be able to borrow it.
That attitude is how we got here. Now finally with a bit of sense they require a hefty deposit to cover themselves before they get the chequebook out.

Rightly or wrongly, whatever your opinion or mine is, wont change the fact that you will probably need a 30% deposit if you want a house within the next 10 years.

Dont you have to have lived there for 5 years or something to get a bargain deal? Arent they being partly scrapped as part of the emergency budget?

Dont you have to have lived there for 5 years or something to get a bargain deal? Arent they being partly scrapped as part of the emergency budget?

they rule i bought my house off the council 6 years ago for 30k and its worth 70+ now..you have to have been a council tenant for 5 years to qualify for right to buy but i did hear it was stopping.

i went to try and get a mortgage for a bigger/better house a few months ago and even with all the equity in my house and no debts i couldnt get a motrgage..my mortgage adviser said its only going to get worse

If you can make a big deposit, you should be able to get a mortgage absolutely no problem.

33% should be enough, 50% you'll be a certainty.

before my poker days i spent approx 12 years self employed, even when banks were giving away mortgages for fun i was advised the best way was to get a joint mortgage with my ex partner. also i had to put down 25%, that way it kept the interest rates down considerably... if i took the mortgage out alone on a self cert it made the monthly repayments about 60% more per month.
   the lenders hammer the self employed for obv reasons

  

    if all else fails try and spin up $100 10 tabling on $10nl for 6 years :) durrr did it, now he can afford a 1 bed flat in derby (in need of modernisation)

No it is not;
The reason I am congrtulating Matt & Toby Lewis is that is a picture of their love child at the tender age of 12 weeks.
Said love child is also the reason Toby Lewis no longer wears his cap, he is trying to avoid paying Matt maintenance.

When i was 19 I got a credit card with a £5k credit limit, which they soon upped to £7k.

Now Im 22 and they wouldnt let me open a new account cos it came with a £500 overdraft.

Good news imo ;)
