Title: Help writting a letter of complaint to an estate agents.

Having just exchanged on a house I am now going to stick the knife in to the estate agents of the house we bought who did everything they possibly could to sabotage the move! I am going to write them a letter which hopefully will include them ringing us constantly with bullying tactics, ignoring our estate agents phone calls, unwillingness to actually foresee possible problems that might occur and have a plan for them, rude, incompetent etc..

Anyone wrote a letter of complain before? got any tips.. i am useless at making it sound good :)

Is it a big firm? If not your probably wasting your time.

If it is and they have complaints procedures then I would just detail out all the main issues you had with them in chronological order.

If you try to get to smart they will just think you are one of 'those' complainers.

I think u know I am an agent so if u wait 24hours (as not in office) and send me a pm of all details of what happened will gladly advise you what to do.

if they are registered with the RICS they MUST have a formal complaints proceedure.

Write to their HQ and demand to see copy of it. Follow it - nothing will happen of course.

I assume this isnt your agent? If it is dont pay them?!?!?!?!?!?

Report them to the RICS. As a memebr of this fine Royal Institution I can gladly confirm that they too will do nothing, unless you can prove malpractice. Given that estate agents have less rules than a no holds barred street fight - you can imagine it will be difficlut to pin something on them.

Good old fashioned standing outside their shop on a saturday and telling all and sundry how terrible they are in a vigilante style might be yuor best option?

If it is your agent then check the T&c's just to make sure you dont get charged more for late payment and tell ur sol you are gonna settle directly then once the letter is sent if you get any ££ off at least u already have it.

They are a memeber of the RICS - I would def recommend going through their formal complaints proceedure, as if nothing else, if they dont have one (with set out guidelines), then the RICS will take them to task on it (and discipline them)

I am fine over it but they directly wasted months due to their poor work. The wife felt stressed over it all and they were ringing her directly lot for updates and refusing to answer our estate agents calls..i mean wtf..

I don't know why so many people still pay estate agents to sell when there are websites that'll do the job much more cheaply.

That sounds like every estate agent I've had experience of. Of course, never had the pleasure of dealing with Rich ;)

Wellits my partners old house in Bramley that we just need rid of. Wasted 18 months using city centre Reeds Rains branch that turned out to be a franchisee and was completely negligent, so much so Reeds Rains shut that branch down.

I would go with place local that has not go a huge number of houses for sale on their books...manning have way too many to care about giving you a decent service.

This is the best advice. If you suffered a financial loss because of the estate agents direct actions there would be strong motivation to pursuit a complaint. But complaining to a company who you didn't employ about the service they gave you sounds like a waste of time. Sometimes it is worthwhile to complain so if you feel strongly and have a written log of convos etc then ok. Otherwise I'd just crack on and enjoy your new home without letting them take up another moment of your time. Insincere letter back saying thanks for your feedback and we are sorry is hardly worth the hassle imo.

I actually said to Acid that due to the fact he wont receive any compensation at all but to maybe help others not have a bad experience with this agent to use FB/Twitter and create a post that others can send as it takes a few minutes and if people resend on then it will impact in some way against the agent giving poor service in the same way as when we do a good job for clients or they have just listed their property we get them to LIKE us or their property.

pretty much this.

what kind of outcome are you hoping to achieve from the complaint - an apology?  probably not worth the time and effort and they won't mean it anyway.

if you just want to vent and let off some steam in their general direction then it doesn't really matter how you structure it - just write what you like and get it sent off if it will make you feel a bit better.  

Sounds like the whole moving thing was a pretty stressful experience, looking forward and being happy that you don't have to deal with them anymore ftw.

Cheers, all good stuff. I think my aim was to just let people know they ain't as great as they make out. Spare others the hassles tbh, never wanted money, apology etc.

The women in question is a right smug ugly lass so seeing her smirk wiped off her face would also be grand lol

All sorted...a good friend of ours it turns out knowns the owner of the whole k'bang Mr Russell manning :) he wasn't happy...

if this crap hadn't dragged on so much I could have popped back  to settle for that gps  treasure hunt to the house :(
