Ok I have sold many properties over the years that have had major work done but didnt have the correct permissions or building regs in place at the point of sale many years down the line and as long as it is handled correctly then it should not be a problem for a buyer.
I would ask an architect to have a look first (most will give you an initial consultation FOC) where they will tell you whether you need planning permission or whether building regs only are required and then I would take a free consultation with a solicitor and ask them about the implications as whilst not a lawyer it's not normally the thing a council randomly check unless they are made aware and after x years (4 years) http://www.gardandco.com/conveyancing/planning-permission.html then they cannot ask you to take the property back to it's initial form however you will still need to sort things out for your buyer which should be done at the outset.
Once you are under offer you should through the agent make them aware and offer to cover the cost of an indemnity insurance policy (We have done these for clients with similar problems) and the policy covers the buyers against the council coming back after them once they have completed but you shouldnt contact the council to ask for retrospective planning permission as then an indemnity policy wouldnt cover you as you have made the council aware of the problem so if you dont want to wait for retrospective permission (could be you or your buyers are in a rush) then offering a insurance policy at the cost of around £300 inc vat should suffice.
I would also consider the capital growth in terms of the risk involved as adding an extra room in London or surrounding should add anything from £20-30k (maybe more but thats a question for your agent in that area) I would imagine.
The indemnity insurance question is probably a good one to ask the solicitor as well imo but they are ten a penny as are used for people who knocked through a wall from lounge to dining room to have a through lounge but needed building regs through to if you could replace your own windows but are not fensa registered and people who did extensions, added conservatories etc.
If there was one exercise I'd try to keep in my routine forever it would be wide grip chins. Even if you just do a few each week to keep on top of them it'll be worth it and the definition they give your lats is amazing.
How's your bench numbers looking? Have you made decent improvements on this phase?

In theory they should have been in this phase from the start as 4 sets of 8-10 are supposed to be there instead of LPD and Close Grip UH pull down but I just wouldnt have done any so added the exercises in to compensate and then tried them last week so will keep them for this week.
Bench when I started I was only at 45kg for 4x8 and then when I met Harvey at Loughborough we did some dumbells and for the last 2 sets I managed to get the final two sets with the 30's up pretty easily so have been doing 60-65kg for a good 4x8 (1 minute rest between sets) for the past 2 weeks now.
The trouble I have is that I train alone, early in the morning so in my head have the common mental block that probably costs a few kg's (either placebo or spotter) and used to cost a few reps when I would tell myself I will bottom out at 6 reps and low and behold I did
I will at some point see what my 1RM is on some key exercises but I want to finish this next phase first which I will post up the exercises later this week
Managed all 4 sessions this week but had to adapt as Quinn was born on Friday so did Sat/Sun instead and had two good sessions with Sat resulting in 4x4 wide grip chins (all other exercises 4x8-10 and 1min rest between sets except Tri set which has 1min after the 3 exercises) Tri set of Wide grip LPD Bent over barbell row Incline bicep curl
Bench press
Dips
I then added 4x4 underhand close grip chins And finished with uh pull downs
Doing the chins was great and 6 weeks ago there's no way I could have done them so have one week left of this now before the final phase.
Sorry to disappoint but neither as they are both before our time :p he was supposed to be Rory (was top of the list) but a friend of Petra's gave birth first and they hadn't discussed it and she beat us to the punch so we moved to number two on the list but actually prefer this completely now.
Vincent was on the list but could you imagine the constant barrage I would get

So this week started off bad as in my last post I said I was bloated and uninterested in food which was on Monday and by Tuesday I had sulphar burps which meant I had something wrong in my gut itself so I drank loads of water and let it flush out and left training till Friday.
The chances are that due to the PPI's I am on to help with my Hiatus Hernia and couple of ulcers the Protein Shake which is a Whey Protein I was having straight after training (added in the past 10 days) has reacted badly with my pills which is annoying as I got a tad bored of having a tin of tuna at 7.15 in the morning so I have to investigate other Protein supps that may not clash with my pills.
Anyway Fri and Saturday have been great days training with the break doing me good and Friday saw me achieve 3 sets of 4 unassisted wide grip chins before the rest of my workout (10 weeks ago I couldnt do 1) and this didnt affect any of the remainder of the programme so I will be going for 3 x 5 next week on Tues/Fri.
Legs day today and having done a warm up of 60 I then did 80, 90, 100, 100kg all x 8 reps and did a video of my last 3 sets which you can see below all carried out shoeless after my form check with Harvey.
The first and second sets I use a bench as my box which is a touch high so I will be adding a plate under my feet to enable me to get a touch lower as from my perspective it doesnt seem low enough which you dont see unless you video your form. The final set I moved the bench away but think if I drop by 10kg I will get lower and better form.
