Defo this Woodsey and make sure you ask if they are "whole of market place" as opposed to some who just use a panel of lenders and will steer you in the direction of the company who earn them/their firm the biggest procuration fee (the fee the lender pays them for finding you). Don't know for definite, but have tended to steer clear. The brokers will earn a fee from the mortgage company you use, but this should always be very clear and transparent in the paperwork and details. Not all the agents are whole of market for example countrywide with brands such as Bairstows, Abbots, Frank Knight etc are a panel of lenders. The reason not to go direct is that once you have signed up the guy/gal you sign up with is moving onto the next client but if you do it with a broker even if they charge a small fee it is them doing all the chasing through for you and ensuring its a speedy and hopefully stress free process and couple this with all the MMR changes that came into play earlier this year it's worth doing it through a 3rd party. One of the banks who never used intermediaries at all have recently allowed it due to the MMR changes as they know the brokers will package all the cases correctly to send to them. Brokers charge you a fee when setting it up, and the sites dont give you the best prices on the market, just the quotes available to you.

I'm an underwriter with Nationwide mate and find the total opposite. Broker cases are more likely to lie dormant because invariably many brokers deal with far too many lenders that they don't produce the required documentation and it causes unnecessary delays. They're no different to PPI reclaim companies and the like. They're just doing something that you can do yourself with a little bit of effort. If it's something complicated like a buy to let on a second property or a high LTV mortgage or you've had bad debts then yes a broker may be of use because he'll know who you're most likely to get accepted with so will save loads of time. Also if you don't really know what you want then a broker can offer advice. If you've got decent equity in your house, a reasonable income and you know you want a 2 year fix rate deal then just do it yourself because it'll be easy. If you're in the easy group then I'd take a look at Tesco or HSBC. They both do really good rates at the moment. To be honest though unless you know what sort of mortgage you want (fixed, variable, tracker) and how long you want it for / fixed for it's really difficult to know where to start. If a bank's offering a 5 year fix at 3% do you think it's likely that the base rate will go significantly higher than that number? The bank obviously doesn't. Also anyone on an SVR is either a bit of a tool or is in a bad financial position so can't get a particularly good deal. If you want variable then tracker is the way to go. Depending on your circumstances you can still get 1% above base rate (+ an astronomical set up fee) with some banks. The SVR won't be anywhere near that. Title: Re: Best mortgage deal site? That was the rumour but due to the problems created with MMR many lenders were on their knees, I know a number of companies my own included laid of a large number of their temp population due to the fall in volume but things have picked up in the last 4 - 6 weeks. As a result, my opinion is that the rate rise will be likely to take effect from early in the new year. Title: Re: Best mortgage deal site? The brokers/IFAs are not helping you out for free and in my experience they never find you a better deal.
Anyone with half a brain can work out what mortgage they want and where to look to find the best rates. Most of the scaremongering about rate rises is utter crap. who the fuck has an SVR nowadays? |
