Rare opportunity for a £2-5 broadway spot

Opponent in this hand is CaiCai, the very quiet Chinese Broadway reg who won the dtd deepstack recently. She's definitely capable of some moves but generally plays tight and straightforward and i also think she peels/calls pretty loosely at times. I've gone from tight initially to noticeably more active lately on a fairly weak table that i'm now starting to run over.

I open  utg to £15. CaiCai calls utg+1, utg+2 calls (very straightforward player), everyone else folds.

Flop 

I cbet £25, CaiCai calls pretty quickly, utg+2 calls

Turn 

I bet £80, wanting to go on the larger side. CaiCai thinks for a while then eventually makes it £210. Utg+2 folds.

Plan? What's your happiness level here also?

Opponent tendencies are key here. Have u seen her raise combo draws/bare flush draws/bluffs in this spot before. Pretty pukeworthy spot if not. Maybe fold and never tell anyone.

I'm super unhappy here. I'd imagine sets/straights get raised on the flop most of the time. You said she call/peels pretty loose so this might come down to whether you think she's capable of turning hands into bluffs. Call turn / fold river feels kinda bad as she should probably never be raising turn as a bluff and giving up on the river, but if she is only firing once as a bluff then its probably fine. Seems kinda awkward without more reads.

When she raises here into 2 players I might just nit up, fold turn and lie if asked what I folded. (As you know, this probably isn't what I do in game)

I know this wasnt the point but preflop is a really bad open imo, just absolutely no need to get into flair wars OOP with junky hands in a soft live cash game, creates variance that will you just don't need, and put yourself on the worlds softest table if you have 95 when they all have K8 and AJ you're gonna struggle to win.

Gain your edge from just having better hands than everyone else all the time and sit back stress free and enjoy imo.

as played call now and then prolly fold the river unless you have a reason to bluff catch, the nrevert back to my earlier point and wonder why opening UTG you dont have and remember not to get into this spot again

Horrible spot dude I do fold 9h5h under the gun though! She was playing so ABC the whole night, She does always seems to have it. My read is that she doesnt really want to get out of line in pots against me and you. On the turn i would have probaby called fast and folded the river faster! Problem with that is I dont think she ever raises the turn here with 2 people still 2 act without the nuts shes just way to nitty. Ill explain a hand i played with her tht same night soon. Only other hand i can put in her range is a flopped straight which she may raise then check back the river so u could maybe call and lead smallish on the river and fold to a raise. She flats all sets here without a doubt. Sick Spot but your never getting in here against her with worse. My line would probably have been call turn fold river and I wouldnt put it past her checking back the river if the board pairs!

yeh The turn obv....Sick but seems like a cool option given the opponent plus u could tell every1 u 3bet folded a flush on the turn

I think 3betting turn is only better than call turn/reval river if shes betting less than our 3bet size on the river. I.e, if we 3bet turn to 475- Is this really better than calling turn 130 more and calling a river bet of say 330- esp given the option to fold to a large river bet. I can't see folding turn as an option unless she is that tight. A speedy flop call does indicate a drawing hand is more likely than a straight or set imo
