Title: Renting a flat...whats your play? Post by: DMorgan on December 13, 2011, 06:59:44 PM I have a viewing for a flat tomorrow, looks really sick and I really want to live there but theres a potential dilemma with the landlord
The landlord and I have spoken only briefly on the phone but she sounds pretty posh and specifically asked if the tenants were a family or professionals. Suave as you like I insta-answer professionals because I don't want her to, well, hang up. So the viewing is all set up, its with an agent but she seems like the type that is gunna scrutinise whatever he tells her about be pretty heavily, so whats my play? (a) Just tell the truth and be a poker player Positives - No need to spin a web of lies that could get complicated as all 3 of us will have to meet the landlord at some point. I'm the only one going to the initial viewing though. Negatives - Landlord sounds like she wouldn't like it and might insta mug us off. Insisting on paying 6 months up front might put landlord on the defensive but it'll probably go down well with the agent on commission. (b) Suit up and go as a self-employed accountant Positives - Self employed so she can't really ask us for any paperwork (I think). No risk of getting mugged off for not having a suitably respectable profession. We all look young enough to pose as graduates setting up our own accountancy firm, which gives the perfect cover for paying up front - the business won't be launching for another couple of months. Negatives - If they ask for any sort of proof besides a degree certificate we've got nothing. If we get found out we obv just get told to gtfo. So tell me blonde, whats my play? Not standard, but most people have a fixed guaranteed income so it's not really an issue. In her eyes you won't, so getting a guarantor would smooth the whole process over. Either way, don't lie. If you say self employed they could ask for accounts or letters from accountants etc which you won't have.
If you pretend it's new business then you have no guaranteed income so may be in trouble. Not offering all information straight up is an option but think you have to be honest if pushed. A posh landlady seeking a family or professional people will most likely be horrified. Negative stereotype imagery of blokes sitting round her table smoking cigars and gambling into the early hrs and complaints from the neighbours. There is no need to be on the backfoot here as you are in a commanding position. She wants to rent a flat and you are ready to do a deal with a bumper down payment. Just say the 3 of you are investing £100k in setting up an internet business. If she tries to delve just say it's in the future's market and then start pressing her about the quality of her internet connection, say you're a little disappointed there's no jacuzzi, and remark that the kitchen is a little smaller than it looked in the pictures. It's not really her business to be delving into your affairs too much. Wear a suit, take a couple of references from suitable people and lie well is my advice.

Spoke to the lettings guys Dan and they said dont lie and to be upfront with the agent and tell them its unlikely you will pass the landlords checks so therefore you would propose to pay 6months upfront plus 1 1/2 months rent as deposit and then at the end of the 6 months if you wish to stay on you will pay another 6months upfront and any landlord given advice by a good agetn should accept you on that basis.GLGL Title: Re: Renting a flat...whats your play? Agent didn't seem too bothered but I can't remember which firm it was....they were based in The Calls iirc though.
