IMO tell the truth! I will check with the lettings guys in our office what your best to do and post itt early in morning.
Spoke to the lettings guys Dan and they said dont lie and to be upfront with the agent and tell them its unlikely you will pass the landlords checks so therefore you would propose to pay 6months upfront plus 1 1/2 months rent as deposit and then at the end of the 6 months if you wish to stay on you will pay another 6months upfront and any landlord given advice by a good agetn should accept you on that basis. Fwiw I rented a place in central Leeds when my only income was from punting with no problems and I didn't pay up front although I intended to use it as an option if neccesary. Agent didn't seem too bothered but I can't remember which firm it was....they were based in The Calls iirc though.

A posh landlady seeking a family or professional people will most likely be horrified. Very likely....but you might be lucky...... depending how long its been on the market/number of viewings/offers. Also I would definitely try and line up a guarantor and some good! references. |
