Get excellent property advice on your lease and its obligations. The number of people who pay £££££ at lease end instead of £700 prior to signing it is unbelievable!
It's remarkable that people just sign leases without good advice!

def this - I have a friend who was stuck with a marginal business and finally ended up bankrupt over a lease.

If you're buying an existing business make sure you employ an accountant to perform due diligence on the accounts. This will hopefully verify the overheads, takings and profit margin for you.
