Looking likely that I'll be moving down to London in September for a new job and am clueless as to where is best to look for a flat. Ideally want to be in zone 1 and relatively close to the decent nightlife. Roughly how much per month am I looking at for that and where are the popular living locations in central London?

Really just looking for somewhere to start.

Cheers

Hi Mr FourFive,

What job will you be doing?

Where are your offices based?

Do you have any ballpark figures of what you'd like to spend per month on rent?

if you're really set on staying somewhere central somewhere like Islington is probably a good bet - residential but lots of nightlife.  Would say you're looking at around 1k a month for a 1 bed flat on a council estate or similar, up to 2.5k for a better 1 bed place.

gg city centre living then.

tbh I'm probably looking at finding a flat share as i'll be moving around every six months for the first couple of years so while I may be in London for longer than six months I can't commit to a lease incase i'm shipped off somewhere else. Surely I'd get something cheaper than 1k in a flat share? I'm only just graduating and going into a first job so am used to average/poor accom and my salary isn't large enough to be able to gg 12k a year on rent.

Offices are near Euston station.

If you are out west way zone 4/5, how much are you looking at a month in travel costs? and is it that much cheaper in rent?

there's not really anywhere in zone 1 that I'd want to live anyway. if you want a fairly cool place to be but not too far out then you might get a decent priced flatshare (after a bit of shopping around) up the northern line towards barnet so finchley, kentish town, maybe camden or zone 2/3/4 going west/northwest. plenty of good places to live, all ridic easy to get into town and plenty of regular nightbuses to get home after a night out

or buy a bike

check gumtree for flatshares without leases, in fact if you're doing that you might get lucky and find something affordable around hoxton/shoreditch

If you're living in Euston then imo you want to be looking at somewhere like Herne Hill.

Plenty of young professionals live there in flat shares etc. Nice area and local community with easy transport links. 68 bus goes from Herne Hill to Euston (be easier much?) and you've also got the train station if you're not a fan of busses. Easy to get to work and to and from central London.

My old man owns some houses there and probably around half of them get leased to young professionals in flat/house shares etc.

Prices in Herne Hill are obv affordable too.

There's plenty of similar areas. Google places like Lordship Lane as again, it has good transport links but itself is a bit more vibrant than Herne Hill.

gogogogo greeky!

My first place was in HH. I loved it

close enough to London to enjoy london....not as rough as brixton, but edgy enough to be cool

i can recommend HH - great train links to both blackfriars and victoria too

on and btw - out west - i was thinking richmond/twickenham /surbiton/ kingston, but not sure thats what you are looking for - but they are much nicer places to live than anywhere in town - but prob a  bit far put by the sounds of it

as for Clapham - well i hate the place, most overrated place in London IMO - but i know that i am pretty much on my own on this one, so not going to argue the point

loads of my friends live in clapham all 25 - 30 yo and they love it.

I lived in kensington and then wanstead when i lived in the big shitty, both were fine although wanstead is a bit boring, newlyweds and nearly deads.

Flatshares will be the way to go with you - even if you do this most contracts are for 12 months, it'll be up to you to find a replacement person for the room if you bail out. You'll be able to get a room for £400-£600 - check on Gumtree or www.moveflat.com.

I'd recommend somewhere on the northern bit of the Northern line - living south of the river will add that bit more to your commute in the morning and it will mean going through the centre of London in rush hour, which isn't great (I used to do Putney to Camden). The Victoria Line is also an option, but the places on that are mostly shitholes unless you go all the way out to Walthamstow. The Tube doesn't go south of the river much so you'll be relying on overground trains and buses (both inferior to the tube).

Beware of places described as 'vibrant' - this usually means there'll be drug dealers/drunks/gangsters/general noise. Quiet places FTW - travel to the noisy places for a night out then go home. Near your home you only really need one good pub and a decent takeaway place.

You're probably best doing a house/flat share.....keeps down the cost and meet others. Certainly get something reasonable for 400/500 a month, on a tube line to Euston.

Gumtree is a good place to look for sharing.

THIS.

I live in Honor Oak Park zone 3. 12 mins to London Bridge then 15/20 mins on northern line to Euston, new east london line just opened too, which is amazing. Lordship lane is not far and there are loads of bars/restuarnats etc.

Also look at Forest Hill, Brockley, East Dluwich. I used to rent a large 1 bedroom flat in Brockley zone 2 for £750p/m in 2009. House shares willl be cheaper obv.
