Having just exchanged on a house I am now going to stick the knife in to the estate agents of the house we bought who did everything they possibly could to sabotage the move! I am going to write them a letter which hopefully will include them ringing us constantly with bullying tactics, ignoring our estate agents phone calls, unwillingness to actually foresee possible problems that might occur and have a plan for them, rude, incompetent etc..

Anyone wrote a letter of complain before? got any tips.. i am useless at making it sound good Smiley

Is it a big firm? If not your probably wasting your time.

If it is and they have complaints procedures then I would just detail out all the main issues you had with them in chronological order.

If you try to get to smart they will just think you are one of 'those' complainers.

If it is and they have complaints procedures then I would just detail out all the main issues you had with them in chronological order.

if they are registered with the RICS they MUST have a formal complaints proceedure.

Write to their and demand to see copy of it. Follow it - nothing will happen of course.

I assume this isnt your agent? If it is dont pay them?!?!?!?!?!?

Report them to the RICS. As a memebr of this fine Royal Institution I can gladly confirm that they too will do nothing, unless you can prove malpractice. Given that estate agents have less rules than a no holds barred street fight - you can imagine it will be difficlut to pin something on them.

Good old fashioned standing outside their shop on a saturday and telling all and sundry how terrible they are in a vigilante style might be yuor best option?

If it is your agent then check the T&c's just to make sure you dont get charged more for late payment and tell ur sol you are gonna settle directly then once the letter is sent if you get any ££ off at least u already have it.

They are a memeber of the RICS - I would def recommend going through their formal complaints proceedure, as if nothing else, if they dont have one (with set out guidelines), then the RICS will take them to task on it (and discipline them)

I don't know why so many people still pay estate agents to sell when there are websites that'll do the job much more cheaply.
