I,m renting for the first time.just getting settled in soon.landlord seems a genuine guy, even agreed to replace some carpets.he mentioned his insurance will cover nething.im unsure of this.should i arrange my own.lease starts 2morro.or any advice as a fresh tennent would b appreciated.btw why didn,t u visit the property more often for your own piece of mind?
I don't think a landlord has any right to inspect a property after it has been let.
I think they can as much as they like - but they have to give notice, they can't just show up.
24 hours notice and the visit/inspection has to be at a 'reasonable time of day' whatever that means

Landlord has buildings insurance, tennant nomally has contents insurance. Not so sure if its furnished.
Normal inspection frequency is every six weeks to ensure it hasnt burnt to the ground.
All depends on the landlord though to be honest, if he is a nice genuine guy you will probably never have a problem, if youve judged him wrong you might have some stress!

i didn't go to inspect the house as it was a so called m8 who had rented it ,i noticed a smashed window one day while driving past but could never get in the house when i went to investigate .
the van driver has come forward and told the truth ,thank god ,half the stuff she had given to him (i would have skipped the lot ).
according to the solicitor she has`nt got a leg to stand on.

now here's a good UN ,
the first payment to the solicitor was a bag of sand ,and that's just for starters ,he says it will probably stand to 3 k .
any way i have managed to find the van driver and ask him if he would give a statement ,so i took him with me yesterday ,when he came out of the office they called me in ,with a big smile on his face bill my solicitor told me we wont even be going to court , as soon as her lot see this statement it will collaps ,my i would love to see the fat bitch`s face , so basically tony(driver) has told them that half the stuff on the list was given to him before hand .

Celebrate is such a strong word
...but there'd probably be cake...and maybe a few drinks.....possibly little paper hats and some music.

The poker world would be a sad place if you got send down.
I think if you did, I would try and get sent down to, it would be like prison break, but in the Midlands.
