I'll have a think about being in for 500k, but with having a newborn in January I think it would be a bit risky as I'm not sure how it will affect things. Perhaps if I had a 2 week period in which to pull out of the bet after the baby was born or something, but that sounds kinda gay

I'm not back playing yet as I had a bit of aggro at home, both me and my Mam partly to blame and although we've sorted it out now I'm going to move out in the next couple of weeks, love her to bits, ofc, and like I say it's all resolved now but I think it's a good time for me to find my own place. I'd already planned on moving out in the early part of this year so it's just speeding up the process. In order to do that I withdrew my share of the profits from my roll so I'm back at 5k now with James so will be playing for him for a little while yet.
As for flats I'm considering a few different things, going to view the following three places tmoro...

Loving the idea of a balcony with a view over Tyne
Although I can afford them places as long as I put in a normal grind I'm wondering whether it's sensible to pay £500-600 when I could get somewhere in a less sort after area that would still be fine and save a couple hundred quid or more a month. Also I'm not sure how it's going to pan out with my sole income now coming from poker and I'm pretty much a lock to fail the credit check then it's pretty likely I think that a landlord will want more than 1 months rent up front, 2 months would be fine but anymore would rule all three places out for now, I know there's a few on here such as Eso who are involved in property and I've asked this before but, thoughts please ?
Another option that I'm considering is a house share, had a look on a website for this and there was a couple of house share's that looked interesting, sharing with 3 other professionals in Jesmond or the City centre. Anyone done this ? Think it could be good fun and will obv be quite a lot cheaper, pretty undecided whether I like this idea over the idea of having my own place, decisions decisions.

I have actually gave some consideration to moving away over the last couple of months, I was thinking about moving to Nottingham but think I'll just stay put for now.

Moving in with others is best imo. Did it right after graduated and its dirt cheap
less pressure on yourself and tbh a great way to mix with others socially.

The thing about moving in with others is that you have to be careful. Last thing you need is to be stuck in a house with 3 guys who think nothing of having massive house parties on a Friday and Saturday night which is your work time.
What about finding a few poker player mates and all moving in together?

Tell the agent you are unlikely to pass the credit check and the reasons why and offer the couple of months up front and see what they say, they might even accept if you pay say 1.5 months pcm for a couple of months to give the landlord a further buffer. If I can be any help feel free to pm me!

Grinding whilst there's loads going on in the house was something I was thinking/concerned about. I obv don't plan to grind as much as I did at the back end of the year and I plan to get into a routine of grinding Sun-Thurs and having Fri/Sat off but still it is something to think about.
