My estate agent is developing (should be finished xmass) a website that he says all estate agents will wont to use as a tool for selling houses. He wont go into specifics yet (erm like I am going to copy it!?) but he says it has the potential to make loads after getting all estate agents to sign up and pay monthly subs for it. Like £50 £40 £30 depending on the level you choose, wtf could it be? he says its pretty simple and some company in India knocking it out for him. He was complaining about the costs of right move going up, do you use this and the other similar sites to market your properties?

Isn't the problem getting most estate agents to sign up and competing with the big boys marketing budget?

I have a friend who's an estate agent and he didn't think it was worthwhile developing anything in that area... I was thinking of the system running all office admin as well all the websites etc too.

I cant see every agent going for it as to get people to committ you need to prove hits etc and Rightmove have had that market locked up for years and the smaller property portals hits have never even got close, infact the closest is the newest one ZOOPLA and people like that due to the add ons like valuations and it being a bit more forum like but even this gets a 3rd of the monthly hits on Rightmove.

Plus everyones on rightmove so when a potential vendor says are you on the biggest portal, it puts you on the back foot if your not.

There are loads of Admin related software stuff out there we use something called encorelive and once you input the client all your letters are only ever a click away so we dont have secretaries now and dont need them, estate agency has changed now and unless you are a FEE earner your days are numbered!

I have a friend who likes to think he deals with new business ideas and he told me I should start up an estate agents primarily dealing with Forces in the Midlands area as a lot of them like to rent or often buy in the area and end up selling up and moving on every 3 years or so. I just laughed in his face and said don't be ridic.

Is this idea as bad as i think it is? and how much would i need to get it off the ground?

Well our officecost over 50k to do a full refurb so it depends on which end of the market you are going to aim at but an average agents monthly cost if you put in staff advertisisng etc down South would be minimum 13-15k if you have a manager and 2 staff so if your average sale price is£150k up North and you manage an av fee of 1.5% each deal is worth 2250 plus vat so you need to contract 6-7 houses per month to break even which means you need to sell 9-10 per month as whatever the market conditions 1/3 sales fall through.

If yo combine that with lettings where you get 5-8% management fee on an average rent of say £500 up North thats £40 per prop per month it will take a long time before you have over 100 lets and really would want 300-400 plus you need seperate staff for both for it to really work!!

I would not set up now even if my 100k challenge came off!!

Seriously though i cant see any website coming up that can rival Rightmoves hits so whilst we may take a free trial we would defo not pay a penny unless it got me the 10-15 enq per day rightmove does!!
