Came across an app that might be useful in your line of work, Magic Plan.

Basically measures and maps floor plans, really simple to use.

Thanks Fan, we actually have a surveyor who carries out our EPC's and also does a floor plan as part of the service for our vendors but thanks for the thought.

BRUTAL MONTH ALL ROUND!!

Medic required in all areas this month!

At the start of the month I told the owner of our firm I felt that this would be my toughest month of the year so far as I could not see where our next 10 sales were coming from and if you would have told me we would currently be sat on 12 sales with another couple we are negging I would have snapped your hand off.  Alas where you sell well you tend to have deals that go south also and we have currently sold £50'000 in fees but abborted £30'000 in fees for an overall nett of £20k and out of the £30k in lost deals £18k should have gone through this month and all are not selling so it's a double whammy that actually hits you in the pocket.

We have lost deals because of somebodys ME getting worse due to the stress of the move, a vendor who is selling a house worth £550k that is leasehold and with a group of freeholders with a really bad rep who own an estate if you wish to extend or do any major work you have to get permission and due to the constant bad press they offered an amnesty for £300 last year to all vendors, my vendors having done a kitchen extension with planning permission but not freeholder permission 7 yrs ago didnt take up the amnesty and due to time pressures the buyers pulled out and the vendors are now getting retrospective permission with it costing them £5k.  I also lost deals where a vendor wouldnt move out and vacate having committed to at the outset and after a threat from the buyers to pull out stood her ground and then after they pulled out tried to back down but it was too late  gg wp and 2 deals where having got the vendors good prices in the first week of marketing both decided they no longer wished to move!!   Sad

On the poker front I have been grinding low stakes cash and nicking a lil bit and only played live once since the start of the month being the 888 event last weekend which in hindsight I think I was a bit spewy in my exit!

A big fella and his friend couldnt get me a leg up in BGT and some singing Russain grandma's also could not bring home the bacon in Eurovision along with a few bits of info where the prices shortened dramatically and if I just arbed and took the profit it would have been good but that's not me and I had only a few winners during the month, obv always the ones with a small amount of ££ on and the more faniced ones holding the bigger £££ blanking out.

I have also had a fairly big fall out with my brother over some of our property related business which is the worst beat of the month as we are pretty tied in this respect and it will make life difficult to get out quickly which is what he would like to do but due to tenants contracts will be a drawn out affair, I worried this could happen when we started off our portfolio but hopefully he will see sense!!
