When estate agents give fees as a % is VAT on top?

Someone advised me 1.25% + vat which is obv 1.5%

Thoughts?

As crooked as many agents might be, not even they can escape the Vat man!!

Most fees (would guess 99%) are plus vat but before signing the contract they should make you aware and also it will be in the print.

if you selling in leeds very very easy to get 1% total...with vat included. Remember they want you to sell with them, just say you offered 1% elsewhere and they will match it, that's hunters, manning stantion etc all in North Leeds...

if you selling in leeds very very easy to get 1% total...with vat included. Remember they want you to sell with them, just say you offered 1% elsewhere and they will match it, that's hunters, manning stantion etc all in North Leeds...

Pretty much been told they have a buyer ready to go (we are 1 week from having house ready for market). Cant see my paying more than 1%, but cheers

Well I have just come back from a weekend up in Nottingham for the SPT where I bust in 57th or something having lost a cruical day2 pot with 2pair vs a flush draw and he held to leave me 20bbs and then ground a short stack till the penultimate level of the day before my exit hand where I jammed over a button limp with JQo and 14bigs and the BB woke up with A10 and it was gg me.  Celtic bust 20 mins later so it was off to the kebab house to drown our sorrows together although we both said how much we enjoyed the event even though it nearly kicked off in the smoking area in an alcohol induced row!

Overall I ran pretty good in other things over the weekend as I backed Tropics @11/2 win and ew and had a losing ew double with Redvers,  Tighty tipped me up Monaco and I had a decent sized wager from Thursday on Raikonen to podium in the F1 along with a match bet on Perez over Sutil which was weighed in early, another winner from Claypole on a Godolphin newbie but lost on under 180's in the darts final to win about 600nett across Sat/Sun. Oh and Vinny bought Nando's which meant I knew I would rungood over the weekend.

Having been knocked out late Sat night I had already organised a game of golf with Karabiner ( thanks for the invite) at his local course called Woolaton in Nottingham and he sharked me 2&1 but I was fairly happy with how I played having not picked up a club since November in the Caribbean with Demps and the course was in fantastic shape unlike myself although more to come on this later!!

Also chatted to other Blondeites inc Red, Tikay, Chilli, Tomsom, Alex, Milkshake (who disected how he called me with 9high and was good a cpl of weeks ago), FredW (kidz gonna go close to rivalling my degen past at the rate he is going!!) amongst many others and then Sunday after golf Vinny and myself drove down to Luton and hooked up with Claypole who was on his way to Galway to represent England in the team event at the festival (must be nice to be mates with Jake n Pez is all I can say) but in all seriousness GL to him this week.

This week is going to be busy as I am putting the finishing touches to business plan1 and hoping to get this up and running really soon along with some online cash and sats for stuff before it's my local GPS at Westcliff which I think will be the worst attended one unfortunately due to time of year and it being held in August when half of Essex visit Southend but if anyone does come down make sure you get into Old Leigh which is much better than Southend itself imo.

It wasn't looking good Vinny, he was two up after three holes and playing really well and I was hacking it about.

Once the clock struck noon I managed to hit my stride having dragged him down a bit. Great fun and nice to show off the golf course in fantastic condition.

Well we made day 2 of the first DTD £50 mini deepstack yesterday online with just under 100k which is a bit crap in terms of stack as unless I can build another stack somewhere it mean were gonna be driving up to Nottingham on sunday with 15bbs and although I did a massive get there with AA v 44 on 2584 rb I was really unlucky in a few spots with 2 levels to go losing AJ v 45dd on KKJ where a guy peeled for 90% of his stack pre to a 4b from me and got there on the river and lost KK vs QKdd of Tommy Binkham AIPF and then only 2 hands were played on the final table in 5 mins as everyplayer timebanked their full minute to keep their stacks.

So as it looks good value with 10k uptop I am pretty much obliged to throw another couple of bullets of £50 and try to add a few more soldiers to go to war with on Sunday...

Ok so whilst in Slovakia I read a book which I said has inpsired me to do a couple of bits to improve our lives and certainly Max and Ivy's lives in the future.

The book is called "Rich Dad, Poor Dad" and is about a kid who grows up and his Dad is the one who tells you to go to school, Uni etc and then get a job and work your way up within a company and his best friends Dad is the "Rich Dad" who is all about working to buy assets to provide income rinse repeat and although it was written a good few years ago and certainly in those days properties were easier to come by the good disciplines and principles will apply.

So this is the reason we have been doing the business plans for a couple of start ups that are not too time or cost inducive and could hopefully give us an amount of extra income that we can then invest in a portfolio for us for the future and the businesses themselves are in fields that we know and work in which is always good and also from experience I have recently had difficulty trying to find a company to do the same thiing for me at the agency.

I will post more about them over time as we go and get further down the road and I would definately recommend the book to any entreprenuerial types on here.
