Strong work, Pads. Without knowing anything about it (but with a cynical dose of common sense) I would I imagine 1.2 is massive overs.

As I say without knowing anything I would have thought that well negotiated you could pick it up for <=1 and ~800 with a small amount of equity. I would imagine, with no disrespect intended, the first price quoted factors in a "they want to buy" multiple.

I was thinking maybe the same.  Given there is a landlord, we are buying the lease and not the building?  I know nothing of Budapest property, but what is the rent to the landlord, and when are the rent reviews etc?

We would be buying the building. I'm going to go back with two commercial experts in Budapest and then seperate construction teams, once we work out how much things would cost would then look into potential forecasts and how profitable it could possibly be. I'm actually going to see lots of different buildings and will take pics and post in here, I find it pretty fun and looking to go into property pretty seriously post Vegas. I wrote a small business plan, will post it in here and see what people think about it.

Buy a field and some Llamas on the outskirts of Budapest...sell daily excursions to
Blondites, $100 per hour llamas do demand a high hourly rate (+ they are cute)

Post lots of pics on public forums to helP llamas achieve their true hourly rate.

I originally thought that was for leasehold, 1.2m seems cheap to purchase freehold?

Please make sure that the lower bedrooms don't vibrate with the underground clubs bass line!

Stopped in the supposed 5 star Great Northern @ Kings Cross and there bar turned into a club.....

Made me want to go and sleep in a hedge.

Club under a hotel seems ill-advised, looks like a SLAM dunk spot for a restaurant on the ground floor, use basement for store/kitchen prep.

Exciting stuff.

Could just be the pics but basement looks like it has little ventilation so you'll struggle to keep too many people in there, would have to be outside smoking and theres no street space etc.

Looks like a good spot for a restaurant with a free drink in the bar over the road for spends over xHUF

Awesome, I know Dan pretty well, first guy to ever interview him way back in 2006 I think. I've being playing Footgolf about a year and am totally hooked. I played in a Ryder Cup style event today which has inspired me to go about organising a poker player/industry one in London this summer.

This guy is pretty serious about footgolf.  Long time presenter on the late night tv casino show in uk.  Would be worth getting him onside if you want a gambling industry team.  Sure he could be classed roughly as that!  Sure he represented England at the world cup of footgolf earlier in the year.
