Hi,

Quick property question,

If a house is on the market at £270k - given the stamp duty level at £250k, what proportion of these houses actually sell for sub 250k?

It all depends we have houses that will sell above the £250 but £265-270 is a dangerous price for vendors, if you do do a deal £250k is ok it is still 1% at that level but any ££ over the £250k and there is a 7 page document that is filled out for the solicitor that documents what the extra money is for and the revenues dept reserve their right to turn up on the doorstep and check the value and have the power to retrospectively charge the new owner the extra % if they feel evasion took place.

Obviously you can do a deal direct with the vendor but this then poses a few problems in that    a) sols can never be made aware of the deal  b) if you are a seller you will want to make sure that you have the £££ prior to exchange and if you are the buyer you need to trust the vendor wont pull out after you hand over the ££ as agents cant get involved with this sort of thing...   well most cant  Wink

You could always offer them £260k but get them to gift you back 2% towards the stamp duty which as long as the property values at £260 means they get  £260000 - £5200 = £254800 and everyone is a winner!!

I cannot get Burnley right tbh, last week I fancied them vs Posh but Southampton have some players coming back!!

How is the software doing??

Slowly but surely, just not got enough time to develop at the moment.
On 3 different versions it's giving me Burnley purely based on recent results. May just lay Soton as a tickle.

Cheers, just thought 4.7 on BF for a Burnley win seemed a bit high.

I got Max his first rocking horse and despite his tender years we are training him to be a jockey so all the degens amongst us can have some touches!!

Check out his madskillz  speshly at 36seconds where he shows us how he will ride out the finish!!

Don't fancy much today just had
40 on Ipswich

15 under 2.5 Everton the remainder over 2.5  swansea/ipswich/reading/exeter/sheff utd   returns 485
Then  both to score  bolton/leeds/forest/bristol rovers/torquay  18 returns 250
