Interesting that you said the residential propert market is seeming to spark back into life my dad is in commercial property and says he's busier than he has been in 3/4 years!

TBH our market hasnt been bad even since the drop in 2008 as we are in a bouyant area so have never really dropped more than 2.5-5% below 2007 peak prices.

It came on the market 5 weeks ago at £177500 and we had a vendor of ours looking for a rental investment so we let them see it first and they offered the full asking price but we had 20 people looking to view it as well, 5 weeks on and one of the parties really wants it so despite having never vieewed the home today rings me and offers £195'000 and under the estate agency act I have to submit the offer to the vendor.

Needless to say the vendor has now dropped the other party and the new buyer has put down a £20'000 non refundable deposit that they lose if they pull out of the transaction for any other reason than the property is falling down.

In terms of UKPC I am up tomorrow having binked 2.5 seats Wink and then back to work Thurs before coming back up Fri for day 2 hopefully or the 6max.

For UKPC investors we are table 33/1
25k first break just bled down w pairs and suited cons but now 20k after Richie Allen opens to 500 @1/2 LFmagic flats utg2 we peel AQcc UTG3 and see flop of J4Qrb Richie bets 1300 Luke peels we peel turn bringing a spade draw and Richie now checks, Luke bets 3300 which we peel (could fold!) and Richie now c/r to 8900 we both fold.

Fold KK on 693Jhh to go to 17k then after LF calls vs raiser to lose that pot LF and myself get in his last 3k @1/2 with JJ v AK we don't hold 14.5k just going 1/2/25

My bust out was reported Sad will do a tr after the weekend but backers we have the 6max today in 30mins and if u are friends with Sam Razavi on Facebook he made a thread which calls me out as I wasn't in Nottingham last night when it stated you can arrange to play anytime and he tried to get me outed Sad
