Firstly i would try to neg the house manager down a bit and say you have been offered similar services for 5% which is fairly standard in my area and it is up to you at the end of the agreement to decide if you would like to up your rental.
The best thing to do would be to ring 2-3 different letting agents and tell them your a landlord and ask them what their most popular request for property is from prospective tenants if this is what you have whoop whoop also get them round to value the property for rental and then if your under renting it when you resign your exisiting tenant tell them you need to up the rent a bit to cover costs etc etc. However what you need to remember is that if they call you bluff and say GTFO were leaving you may have asked them for an extra £50 per calendar month and if you dont have a tenant ready to move in two months of it empty is about a year of that extra nifty you were asking for so its a gamble.
I would say if your mortgage is fixed for a period of time and they are GOOD tenants this is worth more than the extra 50 minus 8% netting 46 but thats just my opinion and what we do with our tenants.
Cheers for the info AK, They are pretty good tenants tbh but my house is in a proper decent location and i had a tonne of offers when i put it on the market. Will wait and see for now.

Ok i need some help uploading photos to my diary, Vinny kindly talked me through how to add them but all the photos on my laptop are all 1.5mb plus so wont upload
Anyone know what to do???

1. Open photo in paint.
2. Click "SAVE AS"
3. In drop down menu where it says file type, choose JPEG
4. Slightly change the title so you have 2 copies of said photo on computer.
5. Upload the new, smaller file to
http://www.imageshack.us
6. Copy link of uploaded photo to here.

one of the nice guys in poker, sat with Rich at the dtd deepstack a couple of times and railed me on day 2 for a min cash, not been dtd much, work commitments, death in the family but got some property from it, will speak on advice on where i go in privvy next time i see you, playin Goliath for fun and charity, and playin Megastack flight 1 on Sat 20th Aug, glad ur Family is ok, Petra missing me on fb?
