I think it's fair to say that you're a standard degen rather than a mini one.

Just because you used to be a huge degen doesn't mean you can downgrade your current status to mini.
True True but I certainly have more control over that side of me than I ever had before and whilst you could never say never could not see myself putting me or family in position I did before!
I guess I grew up a bit!!

Added in £15 e/w on Midnight Chase for Gold Cup at Cheltenham after CAMEL'S advice in Brent's thread.
And added in the £40 from my next bullet in £40 to £20k challenge but wont post winnings until cash out at some point!!

Month End Totals
Sports betting +£477.74
Goals betting -£68.92
Football -£89.33
Horses +£661.47
Poker +£1060.28
20k challenge  -£40
2012 P+L +£2001.24

Very happy to be winning at end of Jan and as I said all along for me if I am breaking even or winning at the end of the year then for the entertainment gained I shall be happy as in no way does it provide an income for me!!

WORK!!

We finished on a respectable £28k Nett sales which is ok but disappointing as we were on £30k after 2 weeks but as with the turbulent market atm buyers chose to pull out of deals for a variety of reasons and we were treading water for the past 14 days  Angry  overall though if every month was like this on nett sales I would beat my target for the year by 12%!

This month poses different challenges as its a short month and also need to start thinking about recruiting as Laura will be on Maternity leave in 3 months so need to find a top seller to replace her.

Gutted I wont be at DTD this weekend but got a family thing on so GL to all I know playing in it and there are 2 horses entered over the weekend I am interested in so keep em peeled!!

I am constantly amazed at how bad estate agents are. The person from Hunters who is selling our house is excellent, he is an amazing sales person and excels when showing people around the house. He keeps us up to date and goes the extra mile, tells us the truth and we trust him. Our bad experiences come from the agents showing us potential houses to buy, its like they really don't know how to sell a house to you. I got shown around a house this morning by the owner of Alan Cooks based in Leeds and he stayed in the living room and told me to look around myself. How does he earn his money? do they have an official training for showing houses off to clients?

There is no official training for anything within Estate Agency but I actually try to train/coach all my new starters on all aspects of the business even if they have worked elsewhere as we like to do things in a certain way and that includes viewings. It sounds like the agent who showed you around today is just lazy but although an agent can and should show a property in a certain way a clinet would never buy a house if it was not right for them despite what an agent may say, but I would not defend him as there are other things you can gain from a viewing that you never would find out from letting them walk around themselves.
The things I have learnt the most are
1) Communication is KEY
2) Dont hide from a client - attack before you have to defend
3) Never Lie!!
4) Your reputation is everything!!
Obv agent 2 knows that Leeds is the capital of the world and therefore if these viewers dont buy it the next ones will!!

they wish! really hard to sell these days. Some agents let the people who own the house show you around. Car-crash time, its not 2006 anymore Smiley they need to be polished or it dont sell.

When i was house shopping, I had some tez estate agents, one rolled up in some shit hairdressers car with a personalised license plate. Something like I 53LL which immediately tilted me. I decided he was a dick and didn't want to buy from him, just hoped i didn't like the house too much. Luckily the main bathroom was downstairs which was ridic so i said no. Plus he had a hard sale technique which i find annoying.

Had one guy whose approach i liked. He asked me how i would like to view it. i.e walk myself around or have him show me everything. I let him stand in the kitchen while i had a little walk around, when i had any questions i just gave him a shout and he answered me. Don't like it when they stand on your shoulder pointing everything out.

Funnily enough i didn't buy from either of them two. I saw the house i wanted online, the woman had to show me around the showroom as mine wasn't built yet, she was a walker and talker, stinking breath and seemed thick as mince but I had already made my mind up so she just shipped some easy commissions.

Morale of the story is, its all about the house as opposed to the estate agent imo. I imagine the agents probs come into play in the tricky marginal spots. I.e facing a cold 4 bet and you look down at 33 in the bb. Shiiiiiiiiiiiiiiiiiiiiiiiiiiiip

I reckon if you're in a job and placing bets equivalent or greater than your earnings then you're about there.
