A good estate agents will mean you would never ask that question. Ours did so much to facilitate and sell our house it was unreal.

Hi mate,

I've always wondered what the point of estate agents is?

Once i see a house i like why do i have to speak to you anymore? You appear to be entirely superfluos at this point and just get in the way of getting it done.

Even if we say you conveying an offer to the vendor is ok, why are you anything to do with it after acceptance? you mention doing deals in the thread but you aren't doing deals, other people are and you are extracting money for nothing as far as i can tell.

Aren't you just glorified advertising space?

It may not sound like a friendly query but it is, genuinely wondered.

It's ok to dislike estate agents as they are rubbish and dont do a lot.
Some do earn their corn though and all you have to remember is that we work for "The Vendor" as they pay the bills and therefore putting your property in the hands of a bad or lazy estate agent could mean the difference in thousands of pounds on your property, I feel that in terms of marketing most agents do the same and the good old basics of estate agency   ie COMMUNICATION with buyers and sellers never changes.

But once you get an offer that is where we really earn our corn as we need to squeeze every last penny out of a deal for our vendors but at the same time not losing the purchaser so you need strong negotiating skills and then once "the easy" bit is done you need us to keep your chain together and progress it through to exchange liasing with all links and their respective solicitors for the 8-10 weeks of an average transaction.

For this service we get paid between 1 - 1.75% of the sales price dependant how good you are at negotiating with vendors or showing them how different you are to the other poor agents in your town which is actually one of the lowest %'s in the world for selling property with the average closer to 3%.

As a company we pride ourselves on service, marketing, going the extra mile and yes obv we dont please everyone all the time but strive everyday to make a difference with little things like  making sure there is blue sky in the photographs, taking time and care with the internal shots, speaking to our clients a minimum of once per week - more if you are a vendor or have sold through us so some agents are different, but that is why we sell twice as much as our competitors I guess.  Wink

He had a nice sized client database to access to get people to actually view our house.
He was about as good at selling a property as I have ever seen, never show people around yourself. A good estate agent is a supreme saleperson.
He negotiated the best price we felt he could get.
He kept abreast of the full chain and was in constent contact with solicitors and other estate agents to iron out problems (and there were loads).
He was on time, always communicated what was happening and was realistic.
He was on call virtually 24/7 he was available 8am till 10pm daily, including sundays.
He organised the moving day logistics, came around helped out etc..
We negotiated a 1% free for the sale Smiley
He gives people £500 for a referal to him that eventually completes..

Punting wise not done a lot of movement backwards or forwards as Sunday I punted £100 on Hulkenberg to be in the top 6 at the grand prix at 5/2 and then took my £100 back and punted the profit on Italy beating England in normal time so losing on pens was the nut worst result. Away from that a loser on the dogs and the only other bet had this week was £330 on the Match sixes bet in Tikay's thread winning £240 of which I am spinning the £240 up today on a nitty Portugal +3 corners in the match bet at 17/20 and if this cops spin the lot up on the cricket tomoz meaning we could be   level or £750 up come close of play tomorrow.

Corners bet came in but Total match sixes quote is too high imo and only a few books are laying it so am giving it the swerve.

£100 treble on the tennis  Del Potro/Kohlschreiber/Zakopalova

and horses just small
Opt Out 425 Newcastle
Deepest Blue 255 Windsor
plus 2 in the 605 Donc  Speciality and Two Pancakes the latter EW

Now to find a greasy spoon for a bit of brekkie   nomnomnom!!!

Playing day2 of the Gukpt Plymouth today  50k ss on an hour clock is a great warm up for the wsop main event I wont be playing and the field is significantly weakened by the abscence of the vegas lot and the prescence of Celtic and Pizzled.

Only 9 players were ko'd on day one and you could have entered 6hours in and still had pretty much ss as only one player knocked himself out in that time.

I fancy Caledonia Lady ew today @ 11/1 magic sign and am backing her singly plus a couple of speculative ew doubles with  becausewecan/deaville flyer and allied powers in the 325 haydock.

Plymouth is actually a pretty dece place and I was party yday to a Pizzled spin down and get out of jail card after the end of day one watching Vinny anti-rail him on Blackjack calling in every combo of sweat cards for the dealer before he resorted to getting out of it on 4card poker.

Those were the days....
