Yesterday was the Leigh Lights where all the Leigh-ites come out in force with their families for the switching on of the Christmas lights and various parades with the whole of Leigh Broadway shutting down for traffic from 3pm.

They make a real effort and all local businesses do grotto's (which must confuse the kids as there can be 10 santa's in a 1/2 mile stretch at any one point) or hand out balloons to the kids and alcohol to the parents but the funny thing is due to the fact they dont allow any cars to be parked on the side of the road or drive down the Broadway literally everyone walks in the road as if its a novelty that they cannot do at any other point during the year with hardly anyone walking on the pavement.

We also had this turn up on the postbox outside our office which is from a company called The Craft Club and they ask people to take a selfie, share it via #theyarnbomb and there are a few dotted around the area.

Last year we left it outside all night and surprisingly it lasted for 3 weeks before it went missing but this year we bring it in every night for safe keeping.

We must have seen well over a hundred people already today taking photo's and for something so simple the smile on peoples/childrens faces obviously makes what must take a lot of time knitting it worthwhile.

Finally getting somewhere with the hotel as we have now had a counter offer on the lease which is about £40k higher than our cumulative offer over a 5 year period so with a tweak further we will most likely agree this early next week as the only other interested party so far is Jamie Oliver and luckily one of my partners knows the owners direct so we have been able to use that connection to our advantage.

If it is wrapped up then we have a 6-8 week legal process and during that time we will be able to gain access to get full buildings quotes etc and really get moving in readiness for key handover at then end of January with us hoping to get the place open by the end of spring/early summer.

It's still a bit early to speak about our concept but I will if we get further this week.....

Some pretty big shit kicked off in my normal estate agency work today between my boss and his business partner on the lettings side of the business which resulted in me handing back the keys to the Mini as did 4 other staff but I will tell all next week......

Well it's been an interesting 10 days as a week last Saturday I arrived at work having been out for drinks with the team as a girl on the lettings department who was leaving and when pulling up at work the owner of lettings was outside with a henchman telling me they needed my car as it was a car owned by lettings and they had moved out.

Basically Anthony the owner of sales bought out Gary 2 years ago but we still trade in the offices together and unfortunately this relationship has become further strained to the point where Gary has underhandedly sold the business to a company 100 yards away from ourselves and when this particualr company opened this new office 6 months ago they took the two members of deadwood in our sales staff who would have come under a lot of pressure with me in my new role over this past six months so they took the option to leave.

The new company have not done very well in sales as they are known as a lettings company and to date have 20% of the business on sales we have despite spending well over £100k on their office refurb, but they took no time in getting this in the papers and over their social media and in their window which is pretty poor form being as they dont even own the image rights for our brand they have only bought out the lettings company so would imagine they will be getting a solicitors letter this week on that.

Unfortunately we Anthony cannot open a lettings company for 5 years himself but somebody else might be able to.....


Last Tuesday saw Petra and the kids due to fly to Slovakia for 7 days to see her family before Christmas and for the first time ever the flight was missed as we left Southend at 5am for an 8.10 flight from Luton but got caught up in the traffic on the M25 with the big lorry smash and despite getting to the M11 and zooming through Harlow, Hertford, Hatfield she missed the bag check in by 2 minutes and after transferring what she could fit into an extra rucksack she proceeded to miss the gate by 5 minutes and having left at 5 we got back home at 11.30am with Petra then flying on thursday instead.

This meant Thursday was a long day for me as having dropped them at the airport and then gone home to pick up the dog to get him to kennels before an hours in the office it was upto Sheffield for a business/pleasure trip where I was playing the GPS main event but also checking out a restaurant that is similar to the concept for our next venture.

I often believe as a rec player that starting table is so important and I had tables that for this event I reckon I was pretty unlucky to keep finding with my starting table on Thursday being very pro heavy and then on Friday it was as if once the other 2 recs had bust they kept shipping in pro after pro so the table started with a Russian guy who battles Trigg online, Jack Elwood, Richard Horton (tight solid reg) Rayfish, Mark Lane and then later during the day the seats were filled by Leo McClean, Trigg and Boz amongst others and at the end of day 1 I was put in a position having started the hand with 20bbs and opening AKss where I called the river with Ace high on 67992 and it meant I was either going to have 9bbs for day 2 if wrong, 12bbs if I fold and 18bbs if I am winning and really felt he would try and put me in a spot as played and decided that there was not a massive difference between 9 or 12 so called and lost to 44.

This meant a day 2 spin was required and 40 minutes into day 2 I was then sat with 80bbs and in with a shot, but with the bubble looming I lost a flip vs Alex Spencer btn vs SB and then had to grind for a while getting the odd ship or reship through and like GPS Nottingham the dinner break came without the bubble bursting so myself Ben Vinson and Kev Allen went to eat at a little Mexican Cantina that Trigg had took us to the day before (great find just 5 mins walk from the Casino) and with 29 left/27 paid I had 12bbs when Kev shoved in MP and I found JJ and called off and he hit a Barry on the river to leave me with 4bbs and as they were counting the chips someone bust on another table so it was now bubble time and a quick walk showed that I had 4bbs, Alex and Matt Davenport had 8bbs each and then the next hand played out with Dom Mahoney opening to 12k at 6kbb I found AQ otb which I shipped and Dom hadnt realised I was so short and told me he was just nicking the blinds so I told him I would be devv'd if he folded as its not the spirit and honestly that I wouldnt mind if he bust me with a rag hand and he called showing 57ss  with me hitting an Ace in the window but a 5 behind but we held on brick turns and rivers with this being my face whilst stacking chips having survived the allin and the baying rail...

The next hand and Matt was bust out getting counterfeit on the turn to mean we were itm which was nice as this was the Movember Charity stake that I had sold for so it was nice to get some for Movember meaning that I had raised over a grand itt and as of yesterday was the 470th highest fundraiser in the UK out of men who took part this year which definitely gives a good feeling.

Another Skyesque spin up was not to be though as at 4/8k blinds I shoved into the bb from sb with A8o and was snapped by Q5o for 8bbs and was flopped pretty dead on 55A and another min cash was booked.

The trip was great and in my next post I will go a little more into our concept and the venue next door were really helpful with information and showing me around their venue so it was a very worthwhile few days.

Tuesday saw Petra and the kids return and I love airport arrivals as just people watching is great seeing their faces as their friends, families, lovers come through those doors and it was great to see my family again after a few days and now we can look forward to Christmas together before what looks like it is going to be a really busy 2015......

Someone showed me this little kid who is so cute and in real life is actually the same height as Pads.

We are really getting to the nitty gritty on the "Royal Hotel" venture as we have a meeting to finalise the lease details on Friday and subject to agreement we will be in position to get the "Heads of Lease" drawn up and get the solicitors working on it and would hope to get the keys to the premises some time at the end of January or Early Feb.

There are 4 key people in this business who are myself, Dubai, a guy called Paul who is the owner of the mortgage company we deal with and his friend Clive who is an accountant and we are then selling 30% of the business (apporx £150k) to investors under either the EIS scheme or SEIS scheme which enables investors who already have large tax liabilities to invest in fledgeling or fresh start companies and if say one person invests the whole £150k they get to write off half of the figure from their next tax bill.  So even if the investor doesnt quite believe the figures in your business plan but likes the concept it makes it really investable and if they are confident then it becomes a no brainer.

The people we are working with are all future thinking people and we are not looking at one venue as in the plan we want a business that is upscaleable with a vision to open a second venue at the end of year one and a 3rd pretty soon after so once we are open and running we would be starting to look around for venue two/three etc.

Only Dubai has any kind of experience in the field but we are surrounding ourselves with good information and people and all come from backgrounds that we know there will be a couple of key people in our venues with the rest pretty much working on Action/Coach principles from the start which in turn means that the GM and top person in the kitchen will report up to us but its figures and the odd service visit we will be looking at.

Having looked around the area and the venue our plans are to create a traditional American style Smokehouse over the ground and first floors of the Royal similar to the likes of

Smoke BBQ in Sheffield

Reds True BBQ in Leeds/Headingly/Manchester and soon to be Nottingham

In London there are loads popping up but in our area despite a very captive audience for this type of venue no one has opened one and being in an ideal location with Southend Council spending loads of money in terms of grants for companies who are creating jobs plus feedback from Market research we have already undertaken it seemed an ideal concept to get involved with.

We are looking at names for the venue and whilst I dont expect to get the kind of response that Pads gets due to a lower readership please feel free to fire some names if you like for a Bar and Barbecue joint but remember that we dont really want to use the word Royal in it as we will be looking at other venues that wont be called The Royal....

The numbers that some of these venues are seeing are phenomenal with last Thursday evening in Sheffield there being all 200 covers taken and 50 people waiting for tables and they see approximately 3000 covers per week which are big numbers, more so when we did figures we would make a healthy proft on of 850-900.

If anyone has been to any of these kind of venues please feel free to post what you liked or disliked as in terms of demographic most people posting on Blonde fall into our target market (except area)

They seem like the in thing! We have just placed one in Culcheth ( I did the letting ) and it looks like it's going to be a real success with a big buzz about it already. Think they are called the pit smokehouse.

@Kmac - I was worried whether the concept was a bit faddy but when you then look at down here places like Simply Blues and TGI's its just a modern twist on these venues who have not moved with the times and the Sheffield owners are planning on opening 15 by 2020 with their next site opening in Glasgow early 2015.

If we end up using any of the names I am sure some kind of food and drink renumeration will be offered Wink

Two of these opened last month in Nottingham, one good and one bad from what I've heard.
Going to try the good one in the next couple of weeks and will report back.

What is going to make yours different to the rest?
How does the the EIS scheme work both in terms of tax relief for the investor and valuing the business?
